Each Foundation plan includes
either a slab or a crawl space foundation plan typically drawn
on a scale of 1/4" = 1'
There are two types of slab
foundations:
-
Monolithic: This is a slab
that is formed and poured on grade.
-
Floating or stem-wall: This
is a slab that has a concrete block perimeter. Fill dirt is
them compacted within this perimeter and then a slab poured
on top.

Floor plans are also typically
drawn on a scale of 1/4" = 1' unless the home is exceptionally
large and will not fit on 24 x 36 paper a that scale. In such a
case, the scale is generally 3/16" = 1'. Floor plans show
overall and room dimensions as well as the locations of:

Walls

Doors
-
Windows
-
Plumbing fixtures
-
Cabinetry

Electrical plans are floor plans
without dimensions that show the suggested placement of:
NOTE: Due to unknown furniture
placement, television and telephone locations are not shown.
It is in your best interest to locate these items with your
electrician to ensure proper placement. |

SECONDARY DRAWINGS |

ELEVATIONs

All our Elevation drawings
include front, rear, right and left-side elevations drawn at a
1/4" = 1' scale. Elevations show/describe:

Roof pitch
-
Finished materials
-
Misc. notes pertaining to
exterior details of construction relevant to your design.
-
If required, we can also draw
to grade, meaning if your property has fall in any
direction, we can actually provide you with accurate
elevation information. Materials can better be estimated
with this type condition.

CABINET
ELEVATIONS

Cabinet elevations are drawn at a
1/4" = 1' scale and show the arrangement and size of cabinetry.
These elevations along with the cabinet layout on the Floorplan
are used by a custom cabinet maker or cabinet manufacturer to
construct
the built-in cabinetry in your home.
Typical cabinet elevations show:

Kitchen
Cabinets are laid out for conceptual purposes and allow all who
need to know the particulars, find what and where installations
may need to occur on walls and floors. The basic cabinet view
provides you an excellent way to customize your finished
cabinetry. Custom Door Panels for one example. All drawers in
one set of cabinets. A Cabinet Pantry, built-in Broom Closet,
etc. Custom placed appliances and so on

your plans and have it incorporated into them. Just about all of

When additional items are
included on the floor plans, Elevation views are provided for a
better idea of what is expected when the products or finishes
are installed. Custom Fireplace Mantles for example, given any
information provide, we'll show a detailed view of your desired
finish. Built-in Bookcases, custom Closets, Built-in Furniture.
You get the idea. What you need to be explained further is
captured and given additional interest and shown for clarity. |

ADDITIONAL REQUIRED DRAWINGS |
|
DETAIL SECTIONs

Detail sections are vertical cuts
through an outside wall showing construction of the foundation,
stud walls, ceiling joists and roof rafters. Exterior
application materials are also specified in this detail. Cross
Sections are also drawn at times when a complete understanding
is needed of just how the design is put together or assembled.
This drawing helps the framer and material-men develop their
take-offs and apply the cuts needed to complete the assembly of
the design. |
MISCELLANEOUS DETAILs

These details are included for
many interior and exterior items to provide more information
that may be needed for construction. |

ROOF OUTLINE

A roof outline plan is
an aerial view showing the shape, slopes, ridges and valleys of
your roof. NOTE: This is not to be confused with a plot plan.
The best reasons
Roof Plans are used are for quick views. Placed onto Elevation
sheets, any part of the roof in question can be referenced on
the Roof Plan. Also Rafter sizes & spacing, Roof Decking,
nailing patterns and so on can be placed here for quick
reference. |

PLOT PLANS
A plot plan indicates the shape
of your lot, the dimensions, the set back requirements, and the
position of the house on the lot. Other site improvements such
as sidewalks, driveways, curbs, patios, decks, swimming pools,
etc. are also noted. The compass direction should also be noted
as well, which is obtained from the legal descriptions noted on
the plat of your subdivision or land when it was professionally
surveyed upon establishment. A copy may have been provided to
you upon purchase and may be with your legal documents. Where no
survey is available to send to us, you might want to consider
applying for one with a local Survey company of your choice. All
required information regarding your property should be required
as part of their services and placed onto their documents when
provided for your acceptance. Local clients may call and be
referred to Survey companies favored by our clientele. |

Inclusion
of An Engineer for Design, Review & Sealing of Plans - When
Used |
|
Engineer sealed
prints are prints that have been designed with the inclusion of
an Structural Engineer, used throughout the entire design
process, input of requirements related to the structural loading
of the design, details provided, plans near completion are then
reviewed for any additional information thought to be needed,
then, at completion, reviewed,
signed, dated & sealed by the Licensed, Registered Professional
Engineer for the State for which the plan has been designed or
those purchased labeled as "stock plans" purchased as drawn. Some building departments require
engineer sealed prints to obtain a building permit when the
design of the structure exceeds the parameters of certain
building codes. Sometimes these limits are easily exceeded, Too
many openings in a structural wall which reduces the capacities
for that wall to handle loads placed on it. Wall Heights,
Exterior finishes - Brick Veneer does not add to the strength
of the wall, Height to Width ratios, etc...
